Homes in the two cities
| Measure | Coos Bay | North Bend |
|---|---|---|
| Households | 6,978 | 4,193 |
| Median home value (owner-occupied) | $306,900 | $352,300 |
| Owner homes valued at $300,000 or more | 2,184 of 4,192 | 1,923 of 2,739 |

The two cities together have 4,107 owner-occupied homes valued at $300,000 or more, out of 6,931 owner-occupied homes. That is about 59 percent. In Coos Bay about half of owner homes are in that range (52.1%), while in North Bend it is about seven in ten (70.2%).
North Bend has the higher household income and the higher median home value. Coos Bay is the larger city and has the lower median value. Because seasonal homes are only 1 to 2 percent of housing units in both cities, nearly all of these homes are lived in year-round.
These are American Community Survey estimates for 2020-2024. Home values are self-reported by owners and tend to lag the market, and the estimates carry margins of error.
